Job Overview
The Associate will perform a critical role with the research, origination, structuring, execution, distribution and ongoing portfolio management of private credit transactions in Australia and New Zealand, focusing on real estate. The role will entail working across all real estate sectors and geographies across senior and subordinated loans, special situations and distressed credit, secondary loan acquisitions and other various complex credit and equity transactions.
Responsibilities
- Support due diligence, structuring, execution, syndication and portfolio management of private credit transactions in Australia and New Zealand, with a focus on real estate transactions.
- Conduct quantitative and qualitative research and analysis to evaluate and analyse various credit products and work directly with clients to provide a diverse array of credit solutions.
- Lead the due diligence process for new transactions by acting as project coordinator, including identifying and managing the procurement of key consultants including valuation, construction, QS, planning, legal, agents and market data
- Perform financial and credit analysis, including detailed financial modelling and sensitivity analysis
- Prepare internal briefing materials, presentations, and memos for investment committee
- Assist senior team members with structuring, including drafting and negotiation of term sheets
- Assist senior team members with the syndication of new transactions, leading the preparation of marketing materials including pitch-decks and co-ordinating due diligence processes with Nomura’s capital partners
- Assist drafting and reviewing transaction documentation including non-disclosure agreements, engagement letters, loan documentation, shareholder and warrant agreements
- Coordinate with internal stakeholders including credit risk, legal, compliance and middle office functions
- Lead KYC/AML on new deals
- Ongoing portfolio and client management: periodic reporting on key positions of the group, analysis of covenant compliance, engaging with existing borrowers and co-lenders to monitor performance
- Project specific work, as required

Requirements
- Minimum a bachelor’s degree from an accredited university
- Minimum 3 years of experience at an investment bank, commercial bank or private credit manager specializing in real estate
- Advanced financial modelling and financial analytical skills utilizing Microsoft Excel
- Knowledge of real estate legal and regulatory frameworks in ANZ
- Experience in direct real estate due diligence, valuation and underwriting
- Strong presentation skills utilizing Microsoft Word and Power Point
- Strong written and verbal communication skills
- A high level of attention to detail
- Strong organisation and multi-tasking skills
- The ability to excel under pressure amid demanding deadlines within an expanding business
- The ability to perform effectively independently and as part of a team
